The Shower Test: What Happens When You Turn On a Second Faucet?

Most buyers know to turn on faucets during a home tour. They check whether water flows, glance underneath sinks, and may test the shower. But a home rarely operates with only one plumbing fixture running at a time. A more revealing question is what happens when water is being used in two places at once.

Test More Than One Fixture
If appropriate during your evaluation of the property, try running water at one fixture while another is already operating.

For example, what happens at the shower when a nearby sink is turned on? Does the flow appear noticeably different?

The goal is not to diagnose the plumbing system during a showing. It is simply to notice how the home’s water delivery behaves under a more realistic situation.

Think About Busy Mornings
Consider your household’s routine.

One person may be showering while someone else brushes their teeth. The dishwasher could be running while another person uses the kitchen sink. Multiple bathrooms may be used at approximately the same time.

A plumbing system that seems perfectly adequate when one fixture is running may feel different when several people are getting ready for the day.

Check Different Areas of the Home
If the home has multiple bathrooms or more than one level, pay attention to whether your experience changes in different areas.

A fixture close to the home’s water supply equipment may behave differently from one located much farther away.

If you notice a meaningful difference, make a note of it and ask questions rather than attempting to determine the cause yourself.

Let the Inspection Do Its Job
A simple buyer test is not a replacement for a professional home inspection.

Water pressure and flow can be affected by numerous factors, including plumbing design, fixtures, valves, supply conditions, and equipment.

A qualified inspector can evaluate concerns more appropriately than a buyer experimenting with faucets during a showing.

Still, buyers can learn a great deal simply by paying attention.

Homes are not lived in one faucet at a time. They are lived in during rushed mornings, dinner preparation, laundry days, showers, and countless overlapping routines.

When evaluating a home, do not just ask whether water comes out of the faucet. Think about what happens when several people need that water at once.
